7-bedroom family house

Our journey with our client began when he boughta house under construction. The house had only the exterior walls and roof built. The transaction included, of course, the complete original project documentation, which was the basis for the building permit. However, the original project did not meet the client's specific needs. It was necessary to design a new layout and complete interior of the house, change the heating system and other technological changes. The collaboration with the client was excellent from the outset and it was refreshing that he did not resist making major changes to the existing project.

LAYOUT CHANGE AND COMPLETE ENGINEERING

After an initial survey and consultation with the client, we decided to change the layout to suit the client's needs. We added horizontal windows to the kitchen and hallway. The horizontal window above the kitchen countertop is a very popular and much used feature in Scandinavia and adds a unique character to the kitchen. We modified the house's insulation,which was originally planned as internal insulation, and also incorporated new technologies. All these changes meant redoing the complete project documentation, applying for a change of construction before completion at the building authority and a new building permit. This whole process took 1 year. From the new design, to the preparation of the project documentation, to the submission of the documentation to the authorities concerned and then to the building authority, and finally to the approval of the building authority. After that, nothing prevented the completion of the entire construction.

INTERIOR

The concept of the house is divided into four main zones. The first zone consists of the main living room and kitchen area. The second zone is located in the south part and there is a masterbedroom with a large separate bathroom. The third zone consists of a long corridor located in the western part and connects all the other rooms, two children's rooms, two study rooms, another bathroom, toilet, utility room and closets. The fourth zone includes a back room with a garage, space for additional technology and also a heated and illuminated dog kennel.
We designed the interior of the whole house in Scandinavian style. The basic colour combination throughout the house is a decor of oak, white and grey tones. With large windows in all rooms, you are in constant contact with the outdoors and the transition between inside and outside is almost imperceptible. The centrepiece of the whole house is the spacious living room with kitchen. We have managed to incorporate all the client's requirements - a spacious kitchen with an island in which a wine cellar is integrated, a large dining table for 10 people, for gathering with family and friends, and a living area with a sofa, entertainment center and fireplace, for relaxing after work.
Because of how large the house is, we placed all the storage in separate closets so we didn't have to integrate them into individual rooms. In case you have enough space, this solution is the cleanest and most practical in terms ofdesign, as it preserves the airiness and openness of the rooms themselves.

TECHNOLOGY

One of the client's key requirements was to create a house that was as self-sufficient as possible and that would meet the latest standards and trends in sustainability. Modern technological gadgets such as aground-water heat pump, Loxone smart home and solar panels were integrated intothe house.
Given the client's enthusiasm for every technical detail, we tried to come up with a number of little things that will delight him in the daily use of the house. For example, an "invisible" Loxone technology control is integrated into the kitchen island. This "invisible button" has all the electronics hidden under the ceramic kitchen countertop and the button ismilled directly into the countertop.  Another amazing feature is the glass partition between the parents' bedroom and bathroom. This partition is fitted with blackout glass, ensuring both a beautiful view from the bedroom to the bathroom and privacy as needed.
