Maisonette 4+kk, Žižkov
Our first visit to the apartment revealed that the original layout needed significant changes. The living room and kitchen were separated by a partition wall, blocking the flow of light and air. To achieve the spaciousness and openness that was a key requirement for the clients, we proposed demolishing this partition. This created one large space that now combines the kitchen, dining area, and living room.

Kitchen and Living Room
We strategically swapped the kitchen with the living area from the original layout, maximizing the use of sloping spaces. The outcome is a highly functional and stylish area.
We designed the kitchen with an elegant mix of white matt lacquer and oak wood, giving the space a timeless look and warm atmosphere. The dining table was positioned for easy access from both the kitchen and living room, promoting movement and communication within thefamily.
In the living area, we created a bespoke anthracite living wall that contrasts beautifully with the kitchen. The mustard-colored sofa, a client favorite from the start, enlivens and complements the entire space.
A beautiful parquet floor was installed throughout the apartment, which we preserved and renovated. However, part of the living room was tiled. To achieve a uniform look, we faced the challenge of installing new parquet flooring. After carefully selecting materials and renovating, we created a seamless transition between the old and new flooring, almost imperceptible after the final coat of matt varnish.
Bedroom from the Children's Room
We transformed the original children's room, which had unsuitable dimensions and heating ducts along the windows, into a bedroom. To maximize the availablespace, we chose a japandi style stage bed. This style, combining Japanese and Scandinavian design elements, is celebrated for its practicality, simplicity and visual clarity, providing the bedroom with a tranquil and balanced look.
Storage Spaces and Technology
One of the client's key requirements was to incorporate as much storage space as possible into each room. Maisonette apartments have their own specific charm and atmosphere but also bring their share of complications. Sloped ceilings and unusual angles often make efficient use of space difficult. This task may seem daunting at first glance, but for us, it became an opportunity for innovation and creativity. Our goal was to create a space that is not only beautiful but also highly functional and adapted to the client's everyday needs.
As part of the renovation, we also implemented several technical improvements. We installed air conditioning with an outdoor unit, completely replaced the electrical wiring, and installed new sanitary installations for the kitchen. The installation of drywall partitions and ceilings, painting, and other finishing works were carefully planned and executed to ensure the entire project looked cohesive and perfect.
"Our collaboration with Fledes was great. Their designs exude creativity, inventiveness, and in the case of our apartment, wonderful playfulness. They made our apartment a place where it's a joy to live."
